President Larry Eirich called the meeting to order at 6:35 p.m. on Tuesday, January 11, 2005. Present: Larry Eirich, Richard Banks, Harry, Niemi, and Kim Maguire of Premier Property Management.
June Reagan resigned from the board effective the end of December, and will be missed. Her term was due to expire in September, 2005. An announcement will be placed in the newsletter indicating a new board member is needed.
Richard moved that the November minutes be approved as printed. Harry seconded and the motion carried.
Kim Maguire presented the year-end financial statements. Richard moved that we approve the financials as presented, Harry seconded, and the motion carried.
Harry moved we approve check detail for check numbers 2499-2508. Richard seconded and the motion passed.
Larry volunteered to check into whether or not the Public Service Credit Union accepts commercial accounts. If so, we can get better rates there.
Richard moved that Beichle & Associates be hired to prepare our tax return, but since we were fully audited last year, that no audit be performed this year. Harry seconded and the motion passed.
Our insurance rates increased almost 17% to reflect the increase in the value of the property. This increase had been anticipated and included in this year’s budget.
There was no old business requiring further discussion.
After many mailed notices, knocking at the door, notes posted on the door, and phone calls to the homeowner in Unit 28 with no response concerning many unremoved dead plants in her driveway and in public view, Richard moved to have the plants hauled away and the homeowner billed. Harry seconded and the motion passed.
There was no correspondence to review beyond collection notices.
The meeting was adjourned at 7:15.
