Board Meeting

May 10, 2005

I.      Call to Order

President Larry Eirich called the meeting to order at 6:30pm on Tuesday, May 10, 2005.  Present: Larry Eirich, Richard Banks, Kathy Kozik, Stan Ferguson and Kim Maguire of Premier Property Management.  Home owners in attendance: June & Rex Reagan, Mel & Sally Moore and Sandi Baird.

II.    Minutes of Previous Meeting

Richard motioned that the March minutes be approved as recorded.  Stan seconded and the motion carried.

III.  Financial Statements and Managers Report

Kim Maguire presented the financial statement.  Kathy motioned to approve April check detail for check numbers 2550 – 2559 and Stan seconded the motion and the motion carried.  Kathy motioned to approve May check detail for check numbers 2560 – 2570 and Richard seconded the motion and the motion carried.   For the financials month ending April 2005 Stan motioned that they be approved and Kathy seconded and the motion carried. 

Harold sent a letter in regards to his resigning from the board.  Stan motioned to accept his resignation and Richard seconded and the motion carried.   Richard motioned to put the check from Weyerhaeuser Hardboard Siding for $14690.93 in a money market account instead of the reserve account.  Larry will shop around for the best rate.

IV. Old Business

We received a bid from Murata Coating Systems (MCS, Inc.) for the painting of two, three, four and five unit buildings.  For a one coat process the bid is $64,370.00 and for two coats of paint the bid is $83,701.00.  Kim will check with MCS, Inc to see if they would do this over a two-year period.  Richard motioned to have MCS, Inc paint half of the complex if MCS will agree to a two-year period.  Stan seconded the motion and it carried.    Kim and Larry will work together to decide which units will be painted the first year and which will wait till the second year.  Kim will request two or three paint color samples from MCS so that we can change the color of the complex.  We received bids for patching the streets.  Richard motion to accept the bid from Perfect patch and Stan seconded, the motion carried.  We received a bid from Urban Farmer for a total of $3,023.00 for edging, installing sod south of units 70, prune pine trees at units 122 & 124, remove large stump north of unit 120, removing two dead aspens, installing weed fabric below rock beds, replace burning bush north of pool, install rock, replace valve box covers and install rain sensors.   Richard motioned to accept the bid from Urban Farmer, Kathy seconded and the motion carried. 

V.   New Business

Mel and Sally Moore addressed issues concerning the siding on his unit and Richard motioned to allow the Moore’s to proceed with like siding on the residing of their unit.  Kathy seconded and the motion carried.

VI. Adjournment
