Country Village Homeowners Association

Call to Order
President Larry Eirich called the meeting to order at 6:02pm. Present board members were Larry Eirich, Stan Ferguson, Kathy Kozik, James Taylor and Kim Maguire of Premier Property Management. There were a total of 9 home owners in attendance and Board member Richard Banks was absent.
Minutes of the Previous Meeting
The members in attendance were asked if they reviewed the Minutes from the July meeting. Jim motioned that we accept the minutes and Larry seconded the motion, and it carried.
Homeowners Forum
Pearl commended the board for how well the street paving went. Sandy wanted to let the board know if there is any left over sod she could use it near her house. Kim told her to contact the foreman when they are working there and she thought there would be some scrape sod they would let her have.
Financial & Managers Reports
Kim Maguire presented the financials and presented check detail. Larry moved that we take $3563.11 from Mile High CD that is due and transfer it to a savings account at a rate of 2.15%. Kathy seconded the motion and it carried. Kathy motioned to accept the financials and check detail as presented, Jim seconded the motion and it carried.

New Business
a. The board wants to recognize Homeowner, Kathy Flannigan for all of the work and planting she has been doing to the area around the complex. Thank you!
b. Larry motioned to ratify the approval of misc. landscape bids, Kathy seconded the motion and it carried.
c. Discussion of House Bill 09-1359. Our last Reserve Study was done in 2004. Our Executive Board will have a study done every 5 years internally when possible or professionally by outside resources. The fees will continue to be taken out of our Monthly Dues unless we are under funded then a special assessment or borrow the funds from the operating checking account with a repayment of one year.
d. HB 09-1359 – Summary: Our association executive board members must share all information about “the responsibilities and operation of the association obtained by any other member of the executive board.” For instance, all board members should have access to reports of detailed monthly expenditures, contacts to the association is a party, and communications, reports, or opinions to or from board members, managing agents, attorneys or accountants employed by the board.
e. Association committees must be appointed pursuant to the Association’s governing documents and must be in good standing.
f. Tree pruning – look into possibly having the trees pruned in the winter months and spraying them for bugs.
