HUNTER’S RUN CONDOMINIUM ASSOCIATION, INC.

BOARD OF DIRECTORS MEETING MINUTES

Monday, April 16, 2007

I. CALL TO ORDER

The April 2007 meeting of the Board of Directors of the Hunter’s Run Condominium Association, Inc. was held on the evening of April 16, 2007 at the Ross University Hills Library, 4310 E. Amherst Avenue, Denver, Colorado 80222.  The meeting was called to order at 6:30 p.m. by Vice President, Bonnie Ra.  Board Members present: Mary Ann Kill, Bonnie Ra, Bob Swedberg, Mike Westcott and Michael Whalen. Absent, Greg Chavez and Mark Overton. Representing management: Kim Maguire with Premier Property Management, LLC.  Homeowner, Misty Rogers was in attendance.

II. REVIEW AND APPROVAL OF MINUTES

The minutes from the February 21, 2007 meeting were reviewed by the Board.  Mr. Swedberg motioned to accept the minutes as written. Seconded by Mr. Whalen.  The Board unanimously approved the motion.

III. MANAGERS REPORT

                  a. Ms. Maguire presented month ending March 31, 2007 financials. It was noted that several homeowners were delinquent and late fees have been applied and statements mailed out. Mr. Swedberg motioned to accept the financial statements as of and for the period ending March 31, 2007 as presented. Ms. Kill seconded the motion and the Board unanimously approved the motion. 

                  b. Ms. Maguire reviewed the delinquent summary of homeowners.  There are a few homes in foreclosure or in bankruptcy.

IV. OLD BUSINESS

Mr. Whalen reported that the bridge reconstruction by the pool is still out for bid.  It was noted that it has been difficult to find contractors do the work.  Ms. Maguire will contact Colorado Hardscapes and Arco Concrete to see if they are interested in providing a bid. Mr. Whalen will forward the specs to Ms. Maguire to assist in the bid requests.

V. NEW BUSINESS

A proposal for sealcoat, infrared patching and lot stripping was reviewed.  Ms. Kill motioned to accept the proposal by Rocky Mountain Pavement, seconded by Mr. Swedberg. Motion passed unanimously.  It was discussed that a tow truck would be hired to move vehicles if needed during the application.  The parking lot will be swept prior to the application and is included in the bid. An onsite Travelers audit was completed by a Travelers Representative and was reviewed by the Board.  It was noted that the audit indicated that all charcoal and gas grills must be removed by the Residents.  They are not allowed.  A notice has been posted on the website and at the Cabana and a letter will be mailed to all owners with the pool key. Ms. Maguire noted that the Cunningham Fire Department does not permit the use of the charcoal or gas grills either.  This Rule was adopted by the Board of Directors at a meeting in 2005 and communicated to all owners/residents at that time.

Travelers Insurance has sent the Association notification that the Directors and Officers Liability insurance will not be renewed due to the Loss Run History of the Association.

Peliton is currently looking for underwriters to carry the Directors and Officers Liability Insurance. The policy ends in June 2007.

Ms. Ra volunteered to draft a new pool letter this year to be mailed with the new pool keys.

Ms. Ra will meet with Ms. Maguire regarding improvement issues needed at the pool.

VI. CORRESPONDENCE

Ms. Rogers attended the meeting regarding noise complaints coming from Unit B306.  It was communicated that the Tenants are moving out in 30 to 60 days.  Ms. Rogers asked that the current owner be supplied with her email address so she may address any further noise issues directly to the owner.

VII. ADJOURNMENT

Ms. Kill made a motion to adjourn the monthly meeting at 7:50 p.m.  Ms. Ra seconded the motion.  Motion passed unanimously.  

The next Board Meeting will be scheduled in June 4, 2007.  The meeting will be held at 6:30 p.m. at the Ross University Hills Library.

The Board then went into Executive Session to discuss a Client/Attorney issue.
