MINUTES OF THE 2013 ANNUAL MEETING
PLUM CREEK NORTH MASTER HOMEOWNERS ASSOCIATION
October 22, 2013 at 6:30 PM

The 2013 Annual Meeting for the Plum Creek North Master Homeowners Association was held on the evening of October 22, 2013, beginning at 6:30 PM, at the Philip Miller Library, 100 S. Wilcox Street, Castle Rock, CO. 80104. All homeowners had been notified of the time, date, and place of the Annual and Budget Ratification Meeting by mail at least 14 days in advance (notices were mailed to all homeowners on record on September 30, 2013). Meeting notice, agenda, proxy, was included in the mailing along with the website and password information to review the proposed 2014 Budget.

REGISTRATION/CALL TO ORDER/CONFIRMATION OF A QUORUM

Homeowners attending the meeting were asked to sign-in. The meeting was called to order at 7:40 PM by President – David Littler. Board members present were David Littler, Frank Gappa and Monte Tucker. Representing management: Kim Maguire of Premier Property Management, LLC.

Kim confirmed for the Board that a quorum of voting members to include proxies were present, (20% total Members) There were 20 homeowners present in person at this meeting.

APPROVAL OF THE MINUTES OF THE OCTOBER 15, 2012 ANNUAL MEETING

Mr. Maddock motioned to approve the Minutes of last year's Annual Meeting dated October 15, 2012. Motion was seconded and passed unanimously.

PRESIDENT'S REPORT

Mr. Littler presented the following Presidents Report:

Economy is picking up and we are seeing more sales of vacant lots.

Discussion was held regarding the Golf Course. It was noted that the course is not a part of the Plum Creek North Master and is not owed any monies. Therefore at this time, no action needs or will be taken. If course is sold, owners are encouraged to attend the public meetings to be heard. If the Association hears of any such meetings, management will send an email to the sub association managers to notify their members.

TREASURER'S REPORT

The financial statements ending September 2013 were presented by Ms. Maguire.

ELECTION OF THREE DIRECTORS

It was noted that Monte Tucker's term has expired. Mr. Tucker opted to run again for another two year term. A call for more nominations from the floor was ensued. There were no other nominations so Mr. Littler closed nominations from the floor. Mr. Maddock motioned to vote by acclamation without having to fill out secret ballots, since only one Member was running and there were one Board position open. Motion was seconded and passed unanimously.

In addition the following member's terms expire: Dave Littler – term expiring 2014

Frank Gappa – term expiring 2014

UNFINISHED BUSINESS

There was no unfinished business to discuss.

NEW BUSINESS

Thanks to the owners that remitted their proxies and to the owners that brought proxies of their neighbors who could not attend.

A cash prize drawing was held for the owner that was present at the meeting or mailed a proxy. Ryder Cup Homeowners : Duc Nguyen and Liem Tran name was drawn for the cash prize of $100.00.

Rights and Responsibilities were included in the handout as the required annual training.

ADJOURNMENT

A motion to adjourn the meeting at 8:10 P.M. was made by Mr. Gappa and seconded. Motion passed unanimously.
