Minutes of Special Informal Meeting of Board of Directors
November 20, 2007

The meeting was called to order at 1:00 p.m. by the president, Kathleen Casey, the meeting being held in the home of Fran Billars.  Present were Board Members Kathleen Casey, Paul Clarey, Jerry Thomas, Fran Billars and Les Sitter, as well as Kim Maguire of Premier Property Management LLC, and Jack McKernan of Jack McKernan Contractors.

The sole purpose of the meeting was to discuss with Jack McKernan the siding problems being experienced in Ridgewood Village, and to get his suggestions as to options for addressing the problems.

Mr. McKernan stated that he had examined several of the units with apparent damage and had considered several options open to the Association.  One option was to replace all current siding with a synthetic materal which has a longer life than the existing siding. He suggested we could approach this replacement option by replacing unit siding in a phased project over several years.  The other option would be to replace siding on all units sometime in the next few years.  He seemed to think that replacement was not a critical priority for the Association if some interim repairs were made on units showing damage.

The Board examined the replacement siding product suggested by Jack McKernan and then discussed the options and the expected special assessment or assessments that the replacement project would require.

          The Board asked Mr. McKernan to make a detailed evaluation of the  current condition of the Ridgewood Village siding, including all units, and to provide the Board with an estimate of cost for the replacement project. He indicated his willingness to do this.

          The informal meeting was then adjourned.
