Ridgewood Village Homes Association, Inc.
Minutes of Regular Meeting of Board of Directors
January 12, 2009

I. The meeting was called to order at 9:13 a.m. by the president, Kathleen Casey, the meeting being held in the home of the president. Present were Board Members Kathleen Casey, Paul Clarey, Jerry Thomas, Fran Billars and Les Sitter, as well as Kim Maguire of Premier Property Management LLC (who joined the meeting at 9:25 a.m.)

II. The minutes of the November 2008 meeting of the Board were reviewed and approved as amended.

III. Homeowners Forum:  No Homeowners were present.  The president reported that Alan Bartlett had requested approval of new windows.  His request was approved unanimously. There followed a discussion of the possible addition of bay windows to existing units.  The consensus was that they would probably be approved for rear windows but not for front windows. A picture for use on the RVHOA website was reviewed and approved.

IV. Manager’s Report:

                  a.         Kim Maguire presented the 1/31/09 Financial Statements and they were approved by the Board as presented. (Jerry Thomas left the meeting at 9:43 a.m, prior to approval of the financial report.)

                  b. A resolution was moved bye Les Sitter, seconded by Paul Clarey, and approved, 4-0, to apply Fiscal Year 2008 excess membership income to the 2009 budget.  To implement this, Kim will transfer $16,668 from checking to the Dain Rousher reserve account.

V.Old Business: None

VI. New Business:   

Spring Walk-Through: To be held May 4, at 9:00 a.m.. 

Meet at the pool. Items of concern should be directed to Kim by email or letter by May 1.

VII. Next meeting:  March 9, 2009, 5, 2008, 9:00 a.m., at the home of Fran Billars.

VIII. The meeting was then adjourned at 10:10 am.
