Ridgewood Village Homes Association, Inc. Minutes of Regular Meeting of Board of Directors March 5, 2009

I. The meeting was called to order at 8:31 a.m. by the president, Kathleen Casey, the meeting being held in the home of the president. Present were Board Members Kathleen Casey, Paul Clarey, Jerry Thomas, and Les Sitter, as well as Kim Maguire of Premier Property Management. Not present was Fran Billars.

II. The minutes of the January 2009 meeting of the Board were reviewed and approved as amended.

III. Homeowners Forum:  No Homeowners were present.

IV. Manager’s Report:

Kim Maguire presented the February, 2009 Financial Statements and they were approved by the Board as presented. The Aging Report showed two units were behind in dues payments.

V. Old Business:

a. The Board reviewed a draft of the Reserve Study.  Jerry Thomas moved to have the issuer of the report proceed with issuance of the final report.  The motion was seconded by Paul Clarey and passed unanimously.

b. The annual Walk-Through will be conducted on Thursday, May 7, 2009, at 9:00 am.  Those who are interested will meet at the pool.  The regular meeting of the Board of Directors will follow immediately after the Walk-Through at a site to be determined. (Prior to May 7, the site was determined to be at the home of Paul Clarey.)

VI.  The meeting adjourned at 9:10 a.m.
