Minutes of Regular Meeting of Board of Directors

February 8, 2010

I. The meeting was called to order at 9:05 a.m. by the president, Kathleen Casey, the meeting being held in the home of the president.  All Board Members were present, as well as homeowners Bruce and Grace Kramlich, Dixie Ruland and son Rick Hofmann.    Kim Maguire of Premier Property Management arrived at 9:15 am, and Terry Carlson, a tenant of one of the Ridgewood Village units joined the meeting at 9:20 am. 

II.  Homeowners Forum.  Board Member Jerry Thomas raised an issue of multiple vehicles parked permanently at one of the units. Discussion followed among Board Members and others in attendance.  Later in the meeting Officer Patrick Crane with the Littleton Police Department joined the meeting at the request of the Board and explained HOA and neighbors’ rights.

III.  Manager’s Report:

Kim Maguire presented the January, 2010 Financial Statements and they were approved by the Board as presented.  

IV.     Old Business:

Past-due dues:  A lien has been filed on the Lewis unit.

V.       New Business:

-Server charges for the Association’s website are due and will be paid.

-Tree healthcare program:  It was moved by Jerry Thomas and seconded by Paul Clarey that the program be approved.

-Pool Board:  RVHA Board Members Les Sitter and Fran Billars were elected to the Ridgewood Village Recreation Association Board of Directors, effective immediately.

-Management Contract with Premier Property Management:  Jerry Thomas moved and Paul Clarey seconded the motion that the new contract effective February 1, 2010 until January 31, 2011 be approved.  Passed unanimously.

-Deck on Unit 2218:  the board will get bids to paint the deck.

The next meeting will be April 5, 2010, at 9:00 am at the home of Les Sitter. 

The meeting was adjourned at 10:45  am.
