Minutes of 38th Annual Meeting of Owners

September 8, 2010

The 2010 Annual Meeting of Ridgewood Village Homes Association, held at the Bemis Library, Littleton, Colorado, was called to order at 6:40 pm on September 8, 2010, by the Association president, Kathleen Casey. The Secretary, Les Sitter, reported that 25 units were represented in person or by proxy, and that a quorum was present, all proxies having been checked and verified.

The minutes of the 2009 Annual Meeting were approved as presented on a motion by Jerry Thomas, seconded by Gloria Leeper.  Motion passed unanimously. 

The President’s Report, presented by Kathleen Casey, detailed the work of the Board of Directors during the past year, calling on Jerry Thomas to report also on the siding issue. 

Jerry reported, on behalf of the siding committee that four proposals had been received, ranging from $465,000 to $308,000 on the residing of all 34 units of Ridgewood Village plus the pool house.  The RVOA board will call a special meeting of the homeowners to approve or disapprove a special assessment of $1800/unit to supplement the cost of the siding project.  Discussion followed by homeowners present.

The financial review was discussed by Kim Maguire of Premier Property Management, LLC, the Association’s property manager. The financial report was approved unanimously.

A reserve transfer resolution was discussed.  Kim Maguire stated that under the current law, no transfer resolution was required.

A budget for the fiscal year 2010-2011 was presented as adopted by the Board of Directors.  Following discussion, the budget was ratified by the membership, without objection..

Election of Directors:  Upon recommendation of the Nominating Committee and the Board of Directors, Jerry Thomas and Tony Wilcox were elected to the Board of Directors for terms to run until 2013 by unanimous vote of the homeowners present.

Homeowners’ comments:

Barbara Miller voiced a complaint about the crabapple tree behind her unit. Other comments about cottonwood trees and other trees were heard, as well as comments about tree-limbs overhanging units.

Joan Chapman commented about yard-light fixtures remaining unlit for extended periods.

Gloria Leeper complained that Indian Summer we edging grass too close to the sidewalks and killing grass in spots.

Bruce Kramlich complained of no notice of spring walkthrough.

There being no further business to come before the meeting, on motion by Jerry Thomas, seconded by Wayne Woods, seconded by Tony Fria, the meeting was adjourned at 7:42.
